Office Space Unlocked at Charter House
Earlier this month the ribbon was cut to officially unveil the newly extended and refurbished Charter House, serving as one of Lancaster’s most prestigious office spaces. The property has been purchased by our client SilverDoor, a global accommodation agent who are pleased to have found such a generously sized property that can home their Lancaster team.
Situated in the centre of Lancaster this re-development has created a high quality office space in a prime central location. Marcus Angell, Managing Director of SilverDoor spoke about their acquisition of the newly developed Charter House saying:
“This will be the most significant commercial office development the city has had in years.”
Our Work
The work HPA assisted with at this property saw two submitted Planning Applications, helping re-develop the existing three storey building into a modern apart-hotel and state of the art office space.
The internal works to Charter House includes the installation of a lift and internal stair to connect the ground and first floor offices, updating the fire escape to current standards and providing more attractive accommodation. The new lobby entrance to the apart-hotel has been designed through a new extension, and the Ground Floor has received upgraded office reception and entrance areas too.
The apart-hotel accommodation consist of a combination of studios, 1 bed and 2 bed units, with a total of 28 bedrooms. This commercially viable plan was made possible through a clever use of space, utilising windows on both sides of the building along a central corridor. The windows will also be replaced to improve their visual appearance and thermal performance.
The interior design of this new office space has been provided by TSK, helping to create a high quality, inspirational workspace at Charter House.
Due to Charter House’s proximity to listed buildings, the design process involved sensitive considerations to the surrounding properties, ensuring the new works have no harmful visual impacts to the many neighbouring Heritage Assets located on Dalton Square. This includes the Lancaster Town Hall and Victoria Memorial, both holding significant value to Lancaster’s history.
Having been stood vacant for almost 2 years, Charter House will now be home to SilverDoor’s Lancaster team, helping bring a new lease of life to the building and promote business in Lancaster.
