HPAs New Dutch Barn Window and Jetty at The Samling Hotel
Chosen for our excellent relationship with the Lake District National Park Planning Department – following the success of several Planning Permissions, HPA have been the trusted partner and Architect of the Samling Hotel since 2018.
The Samling Hotel, located in the heart of The Lake District National Park, spans over 67 acres of beautiful English countryside, incorporating stunning visuals across Lake Windermere. There is an extensive range of habitats and buildings, encompassing ancient woodland and lakeshore rights.


HPA has gained planning permission for the conversion of a barn for hotel use, along with permission for a new jetty, which other Architects had failed to achieve. We’ve also provided construction and planning packages for a several of their barn buildings, taking the lead in Planning and Design to enhance the site aesthetic, and improve upon its existing, popular leisure facilities. The interventions have brought redundant structures back into use restoring them to the highest quality and detailing that embrace the World Heritage Site Views.


The Jetty
Appreciated as an historic tourist attraction for the hotel, the previous Samling Jetty unfortunately suffered storm damage in 1992, and was left unattended and lacking construction. However, this wasn’t for disinterest or lack of trying. There have been numerous attempts over the last 30 years, to gain planning permission to reinstate this vital feature – yet all appeared to fall short. HPA’s involvement commenced in 2019, enlisted by The Samling to restore the Jetty’s potential and by 2021, we had successfully secured Planning Approval. The original steps have been restored and the jetty has been designed to retain its historical timber structure. The Jetty is now open for use, offering an enhancement for sustainable transportation and the renewed opportunity for water sports to all guests and travelling visitors.


The Dutch Barn Window
HPA were also entrusted by the Samling to adapt the building plan of a recently refurbished Dutch Barn, to allow for a monumental, panoramic window. We secured planning permission for the installation of the window onsite, handling construction tender details and working diligently to complete the construction within four months. We also retrofitted the building’s structure to benefit future sustainability and performance. The Dutch Barn accommodates a restaurant and function room known as ‘The Gathering’. Standing at 2.1m by 8.4m, the new window offers magnificent, immersive views of the Lake and surrounding fells, increasing the advantages of the restaurant space.
