HPA Win Planning Appeal for Holiday Cottage, Capernwray
The owners of Capernwray House and HPA are celebrating after receiving news that their Planning Appeal has been allowed.
The Planning Appeal overturns Lancaster City Council’s previous decision to refuse a 3 bedroom holiday cottage in the grounds of an established and award-winning B&B. The original Application was refused on the grounds of ‘building in the countryside’, despite the fact that one of LCC’s key policies is to promote and encourage tourism in the District.
The cottage has been designed with a traditional appearance, in order to blend in with local rural surroundings. The building has also been specially designed to cater for guests with access needs.
The Planning Inspector’s Decision, and reasoning, provides clear guidance to the Local Authority on when and where tourism facilities in the rural area can be approved. The Inspector also significantly reduced the amount of conditions requested by the Local Authority, stating that some were unnecessary and inappropriate.
