Building Back Kirkby Lonsdale
When a devastating fire tore through Kirkby Lonsdale in December 2024, causing the tragic loss of local businessman and resident Ben Taylor, a deep sorrow was felt across the close-knit market town. Several heritage buildings on the historic high street were destroyed, serving as a further blow to the spirit of this warm, Cumbrian community. Among the properties destroyed were 13-15 Market Street and the rear extension of the Old Market Hall, both listed buildings that formed a vital part of the town’s rich heritage. These buildings were more than bricks and mortar – they were part of the town’s historic fabric, sitting within the Kirkby Lonsdale Conservation Area and forming a key section of its bustling high street. HPA were appointed to assist with the structural recovery and rebuilding of the sites, as work to rebuild the properties gathers pace, a striking mural by local artist Grace Metcalfe stands as a beacon of resilience in memory of Ben.
A Creative Response
Grace, a local resident and illustrator, was commissioned by the Kirkby Lonsdale Chamber of Trade to create an installation that would help lift the area and celebrate the independent businesses that define the town’s character. Her mural, now installed on Market Street while the works progress beyond the hoarding, features vibrant depictions of local shops, cafés, and landmarks – bringing colour and hope back to a street marred by tragedy.
Grace explains:
“I was honoured to be asked to create an installation to help regenerate the area. As a local resident, the project meant a huge deal to me, and it was a joy to play a small role in bringing life back to this area of a storied and beautiful town.”
The mural is more than art – it’s a statement of continuity, reminding residents and visitors alike that Kirkby Lonsdale’s spirit endures.
Rebuilding The Heart of the High Street
Behind the scenes, HPA Architects, partnering with Big Step Solutions, Quantum Survey & Project Management and Gadsden Engineers, is developing the complex restoration of the fire-damaged properties, with works including:
- Restoration of 11 Market Street.
- Rebuilding 13-15 Market Street to reinstate the historic terrace.
- Refurbishing and restoring the Old Market Hall, including its rear extension.
- Using traditional materials and heritage detailing to ensure the new structures harmonise with the streetscape.
With planning applications submitted and currently under consideration by the local authority, positive feedback has been received from Historic England and the Town Council, recognising the heritage benefits of the proposals. Building Regulations are expected to be finalised this month, paving the way for full reconstruction.
HPA’s proposals aim to restore and enhance this sensitive site while respecting its heritage significance, with considerations including:
- Traditional Materials: Local stone and natural, breathable finishes will be used externally and internally to maintain authenticity and improve thermal performance.
- Historic Detailing: Reintroduction of original fenestration patterns and conservation-led detailing to uplift the streetscape.
- Sustainability: Integration of modern energy solutions, including solar panels, to reduce reliance on non-renewable energy without compromising historic character.
- Conservation Area Enhancement: The scheme protects Kirkby’s medieval layout and narrow yards while reinstating a Grade II listed building, ensuring the high street retains its charm.
The mural and the rebuilding works are two sides of the same story; a community determined to recover, restore, and celebrate its heritage. As the scaffolding comes down and a new normal returns to Market Street, Kirkby Lonsdale will prove that resilience and creativity can turn loss into regeneration.
